Zibi Development Condo Ottawa is currently in it’s preconstruction phase, sales started in May 2015. Pronounced ZEEbee, the Algonquin word for river, Zibi Development Ottawa is a massive 37-acre redevelopment project by Windmill Development Group and Dream Unlimited Corp. with architecture by Rubin & Rotman Architects that will see the former Domtar property on the Ottawa River transformed into a mixed-use community of residential, commercial and retail spaces. It includes Chaudière and Albert islands on the Ottawa side and a chunk of the Gatineau shoreline. For the first time in many generations, it will provide public access to the beautiful Chaudière Falls. Zibi Development Ottawa will contain two buildings, named Zibi O Condo Ottawa and Zibi O2 Condo Ottawa. The buildings will be 6 storeys high and will contain about 141 units. The first building has launched and will contain 66 units, ranging in size from 478 sq ft and 1,393 sq ft. There are units as small as studios, and as large as three-bedrooms available. There will also be about 5,000 square feet of ground-floor retail in the first building, O Condo Ottawa. The second building, containing 75 units is expected to launch in the coming months. Amenities in the building are slated to include underground parking, storage lockers and roof top patios. This area will be transformed into a world-class sustainable community that combines the best of urbanity integrated with a beautiful waterfront. All buildings will be built to LEED platinum levels (the highest level under the stringent Leadership in Energy and Environmental Design program, an industry-recognized rating system for green homes and other structures), and all units will be heated by capturing heat that’s already being generated in the area, but not used, and distributing it through a warm water loop system. A similar method will cool units.

Zibi Development is a low-rise building.Low Rise apartments can be found all over the world. Depending on the city, they can be a highly sought after living arrangement. Low Rise condos with most commonly be referred to buildings of less than four stories. They tend to be walkups without the benefit of an elevator. The charm and character of these buildings makes up a large part of the draw. Smaller buildings that are less expensive to build overall, may include more architectural features and other design features that set it apart. Newer builds in particular will strive to keep the continuity of the neighbourhood. They may take historical reference from the buildings around them, and strive to offer what can’t be found in a high rise buildings. These thoughtful Low Rise projects are of particular importance in neighbourhoods where bylaws stand to uphold sight lines and other existing community elements.

In some parts of the world the buildings may have historic value and are sought after for their cultural cache. The uniqueness of these buildings sets them apart as one of a kind living spaces. Older Low Rise buildings may lack some of the amenities of newer Low Rise builds. Multi-story low rise apartment buildings will have units that are stacked vertically, usually with fewer than four floors and will share an interior corridor. There are fewer examples of older buildings that share an exterior corridor. Hybrid buildings will have grade access units at the base with stacked units on top that share in interior corridor.
